  • Property value minus entered lien balances and entered estimated transaction costs
  • Only the entered ownership share and its dollar amount
  • Retain monthly housing cost and cash after entered one-time costs
  • Sell-scenario monthly housing cost and estimated sale cash after liens and entered transaction costs
  • Computed front-end and back-end DTI ratios beside the thresholds you entered, without an eligibility verdict
  • Target loan amount as a percentage of entered annual gross income

Questions to take with the results

  • Bring the entered share and the decree, settlement, deed, and appraisal to a matrimonial attorney and appraiser; ask which ownership or valuation assumptions need correction before anyone relies on the arithmetic.
  • Bring the retain and sell inputs to a tax professional, title or closing professional, and real estate professional; ask which taxes, liens, costs, and cash items belong in each scenario.
  • Bring the DTI comparison, proposed payment source, income records, and debt records to the lender or underwriter; ask which payment and debt amounts apply to the specific loan program and application.
